Getting Started
Do you Qualify?
The first step is to find out if your household income qualifies to participate in homeownership with Bright Community Trust. Also, you should only apply if you will be living in the home you purchase through BCT.
- Find out what the income limits are, relative to number of people living in your home. Income Limits table in the FAQ section.
Apply
If your income is within the stated limits, complete and submit your application, with supporting documents, to our counseling staff for review.

Bright Community Trust counseling staff will review your application and supporting documents to determine eligibility. Expect a call from a counselor to schedule a review session. Your counselor will advise you if you are approved or not approved.
Select a Lender
The next step is to choose a lender from the pre-approved list provided by Bright Community Trust and to apply for a mortgage.

Once the lender determines the mortgage you can afford, it is time to select a home.
Choose a Home
Work with your Realtor to choose a home. Together, you will submit a contract for purchasing your chosen property.
Be Informed
Class: Enroll in the 8-hour Homebuyer Education Class. There is NO COST for the class. Your counselor will advise you of the class schedule.
Individual Review: Bright Community Trust will work with you individually to provide an in-depth review of all important documents.
Close the Deal!
Visit the Title Company, sign the house closing documents…and the keys are yours!
